What are the key elements in buying a home?

When funding a residential home loan there are two key factors I focus on:

  1. The payment. When all the dust settles this is what you are living with and it is very important to make sure there are no surprises. It is very important to factor in the complete monthly payment with taxes & insurance so that you always have a clear view of the bottom line.
  2. Total funds needed for closing. I don’t use the term down payment, While that is the biggest part of the funds needed it leaves out the closing costs and prepaids for taxes and insurance. To keep the numbers clear, I always refer to the total funds needed for closing. My goal is to ensure there is no confusion as you move forward with how much you need for closing. Nothing creates more stress during the home buying process.
